I'm sure there is a good explanation for this.  
But it 'looks' like they are just plain lazy.


Robert Bruss, Real Estate columnist for The Charlotte Observer, recently had a reader send in a question asking for Robert's opinion about their realtor.  The question was about the Realtor that said they don't do open houses because they don't work.  The Realtor told the seller that they have been in Real Estate for 20 years and they said that other marketing tools such as ads also are worthless and that just the MLS and several websites with the right price is the best marketing you can do.
 
Robert said that you are talking to a "lazy Realtor" and he was surprised he has survived for 20 years in Real Estate with such a bad attitude.  He suggested that the seller interview 2 or 3 Realtors who sell homes in the vicinity to compare their presentations.  If the agent will not hold an open house, he won't sell your listing or any others by meeting prospective buyers.  If he thinks that the MLS and a few websites are enough then he isn't working in your best interest.
 
How do you feel about Robert's assessment of the Realtor?  Do you agree or disagree? 
 
It really doesn't matter what you think, it is what others think that really counts.  Jim Droz, who is now on the speaking tour that claims to have gotten every listing he went after throughout his career except 4 out of well over 1500 figured this concept out a long time ago.  Sellers want to know that you are going to actively go after buyers for their home.  Jim even tells his sellers that if they sign up with him, he'll personally knock on 15 doors in the neighborhood as soon as they sign up with him before he goes home that day.  He knows the right hot buttons to push and because of his initiative and success, people sought him out for their listings.
 
Open houses are a great way to show your initiative and if you will take the time to promote them the week before by knocking on doors in the neighborhood, you are going to get to talk to many referral sources that are going to see your initiative and when they are ready to list, you are going to be the one that they call!
 
In my opinion, open houses give you a reason to talk to neighbors and that is the key.  Think about it this way.  If a house goes up for sale in your neighborhood and if the realtor personally came by to tell you about it before the sign went up telling you about it and about the open house coming up, would you be impressed?  And, if you knew of a couple looking for such a nice house in their neighborhood, wouldn't you tell them about it?
 
Just say, "I am going to have an open house next Sunday from 2-5 PM with light refreshments and a door prize and I would love for you to come over.  Or, if you would like to see it at another time, just give me a call.  Oh, and by the way, do you know of anyone that might by looking for a nice home like this that I need to call?"

I saw a guy getting out of his truck going to his office early one morning last week that really had some pep in his step.  I could tell by his energy and enthusiasm that he was excited and anxious to get to work.  Do you have this?
 
Over the course of my career, I spent 20 years in manufacturing and in several companies that I worked over those years, it would amaze me how slow the employees walked to start their job or to return from lunch.  But, you should have seen those same employees running when they punched out getting to their cars!  And we wonder why all of our manufacturing jobs are going off-shore.
 

The truth is that when you dread what you do it shows in your walk and in your enthusiasm.  If you are having problems like this, maybe you are in the wrong career or maybe you need to change what you are doing to make it more fun.  Life is too short to be frustrated with your work and since this consumes most of your day AND NIGHT if you are a Realtor (or mortgage person), you owe it to yourself to change it.

High school football games - Great places to network and have some fun!

High school football!  A great American tradition!
 
When is the last time you attended a local high school football game?  If you are not regularly attending them, allow me to tell you why you should.  Not only will you be supporting the local team, you'll have fun and get to see many people that you might not have seen in years. 
 
Also, think about volunteering to help in the concession stand or at the gate so you can meet more people. Why not buy aprons with your real estate office logo on them and get the whole office out to run the concession stand to give the "parent volunteers" a night off so they can enjoy a game or see their kids on the field at half time!  (Are you reading this brokers?)  Think about the exposure your office will get by doing this.  Call the school office and tell them you want to do this for their biggest game and they'll be glad you did.
 
In case you haven't been in a while, let me tell you that a lot of people attend these games and it's a great place to do some networking.  If you get there early and stay late and talk to as many people as you can, I'd be shocked if you did not get 4-5 prospects!

If you don't like football, don't forget about the marching band that works extremely hard and puts on a great halftime show!

Attending local football games lets you find out who's back in town, who got married, who got divorced, who is seeing who, who moved out of town, who had a baby, who died, etc.  Besides getting caught up, it can help you position yourself in to help old friends that might be getting into the real estate market soon!  And, you might just get reaquainted with an old friend you hadn't seen in years so besides having fun cheering for the home team, it's really a whole lot more...

 
My preacher makes the most of his time at the home games.  He spends the entire halftime and pre-game going around talking to people in the stands from our congregation.  And, I believe this has helped in our attendance at church too!
 
I'll challenge you to take your family or call a friend and go to your next home high school football game and see if you don't pick up some prospects.  And if I am wrong, I'll take you to lunch!  But, if I am right, call me if I can help you with your new prospects and I hope you will make this a new ritual for your Friday Nights during football season like I do...   When you do, make sure to bring a handful of business cards and make sure to talk about how the market is doing in a positive light.  People like hearing good news and in working with people that are positive and up-beat!

Take out the Trash!

Seller Seconds.   A viable option for creative sellers and buyers!

When the going it's tough, the CREATIVE get going by thinking out of the box!
 

When cash is an obstacle, we'll do everything we can to get your buyers pre-approved for 100% financing and we'll even allow a seller second.  If your sellers will do this, it can really help in reducing PMI and risk to the investors in the secondary market as long as everyone is aware of the risks involved.  And, your sellers can help your buyers with a good rate and still get a nice annuity for themselves while having their note recorded to protect themselves too.

A Seller Second Mortgage is a private lien provided by the seller and permitted within the following parameters for conventional conforming purchase mortgage transactions only.

  • Maximum combined loan to value (CLTV) is 95% unless further restricted by the product selected.
  • Customer must have 5% of their own funds into the transaction.
  • The seller second term must be a minimum of 5 years.
  • First mortgage can be fixed or adjustable.
  • The seller second must allow prepayment in full, or in part, without a prepayment penalty.
  • Terms must provide for regular monthly payments sufficient to meet the interest due (no negative amortization).
  • Secondary financing must have a maturity date equal, or prior, to the first lien date.
 
But, keep in mind that the buyers are probably low on cash and might not have a good credit  history causing them to explore this option so make sure your sellers are making a wise choice for themselves.
 

Just call us with all of your buyers and we'll do everything we can to get them approved in a program that will get them excited about buying a house!  

And, if you have a listing that is not moving OR a buyer that cannot sell their house so they can move here, tell them about our seller-second option.  This option might be the ticket to help them sell which sure beats dropping their asking price or continuing to pay on their old mortgage.

Mortgage Tightening Continues - But we can help!

Program recap time as the tightening continues...
 

Hopefully, we've seen the last of these subprime-type mortgage guys!
 

With all of the mortgage tightening with over 130 lenders on the "implode-o-meter", I thought you need to know what programs we can still offer your buyers.

Here's a partial list:
  • 100% Financing in several programs with only a 575 FICO!
  • 95% Financing for Manufactured Homes for Primary or 2nd Homes on a permanent foundation and deeded as real property!
  • VIP status with at least a 680 FICO and 5% down for a no doc closing.
  • Stated Programs up to 90% LTV for SIFA and 85% for SISA.
  • Interest Only ARMS and Fixed Rates programs for 10 yrs on a 30 yr loan.
  • FHA loans with grants to cover the 3% down payment and grants that we can set up to help with the downpayment so they can get the house with very little out of pocket. 
  • VA loans for all the veterans coming back from the middle east.
  • Jumbo rates that are really competitive in the industry.
  • The same great service making sure your transactions are smooth and easy!

So, stick with us because we never got into the subprime lending 2/28 programs or option-arm products that are causing much of these companies to close their doors.  We are doing great and plan on weathering this storm. 
 
AND, rates are falling again!  So, get out and start beating the bushes and let me know if there is anyone you want me to call for you.  Our market is in good shape, despite what you read in the newspapers so get out and sell, sell, sell!!!  Let your prospects know that we are doing great and now's a great time to buy.
