Electronic Post Card Campaign! Cheap way to drive business to your site.

 

I just got a promotional email with a postcard graphic that gave me an idea.  Why not do this with your listings?  Have a link to your website and show them more pics while you are at it!

Taking pictures for your listings! Get it right-professionally, for your biz!

Since over 80% of the homebuyers are searching the internet and probably 100% of the higher-end buyers looking at the bigger houses, you need to make sure your photos on the Internet are perfect!  All of this begins with a good camera and great lighting.
 
Also, you can stage the room for a better presentation and make sure it is de-cluttered too.  A dining room table set with plates and candles will really set off a dining room!
 
You are a professional so professional photos should be part of your service!  Your images should 'pop' off the page to emotionally charge your viewers so they are more likely to remember the home and more likely to share it with others.
 
Think about investing in a good digital camera with great resolution and some lighting stands.  You can even take a class in this and make this one of your selling points in your listing presentations.
 
Another tip I got from talking to a photographer was to use a step ladder and take your photos of a room looking down to make them turn out better.
 
Along with making a better online presentation, if you make a big production out of this with the seller's help, the seller is going to be bragging on you and they'll even be bragging on the way the pictures turned out.  Both of these are helping you win more buyers and sellers once your reputation for taking additional time with your photos gets out.  The attention to the details are so important in being as good as you can be professionally in real estate.
 
If your house has up-lighting in the landscaping, make sure to take a photo at night too.  Look for ways to showcase your home and make it the best it can be so it will sell fast!
 
Think about working with a professional photographer on a big listing to really get some great pics for your nicer listings and get them to teach you how to do it better for yourself too.
 
If prospects don't like the way the house looks in print or online, they'll never call in on it, right?  So, why not take more time on this for your sellers and for your future business!
 
Anything you do to set yourself and your listing apart from the others will help you sell yourself and your listings faster.

Sidewalk Prospecting!

You will love this!  While waiting to get into a real estate office last week (I was early), I struck up a conversation with someone walking by carrying some papers.  After some small talk, I asked her if she owned a home in the area...  Turns out she needed to refinance her home.
 
After some more small talk, she invited me into her office to take her application and now she is pre-approved, registered in a 30 yr fixed FHA loan and very happy!  Also, she put me in contact with another person in her office and they are going to call me too!
 
Moral of the story, ask questions to everyone you meet and you might get a referral!
 
Another moral, call me with your refi leads so we can make them happy too!  And, for realtors, we have special low rates like we have for active military personnel!  We love our Real Estate Agents!

Fine Dining Prospecting!

Peace to you too! 
 
Do you have any family or friends that work in fine dining restaurants?  Do you have a good relationship with some folks at some restaurants that you eat at frequently?  Well, do they know how important direct referrals are to your business?
 
Here's the main question; do any of these restaurants have real estate books in them?
 
If they do, then, those are the ones that have potential to be a goldmine of referrals for you!
 
Just let your referral source know that you would love to help anyone that they see looking through the real estate books or talking about buying or selling a house while waiting for a table or waiting for their food to come.  Just say, "If you ever see a customer looking through a real estate book or hear them talking about real estate, please mention my name and ask them to call me for a great realtor choice!  I love referrals!"  Don't assume your friends know this. 

I recently hear a broker say his neighbor and good friend listed his home with another realtor and when he asked him why, he said that he did not think he wanted to list it for him.  Both knew about the impending move and either made the first move... Since the seller never got a call about listing it from the broker, he picked up the phone and called another agent thinking the neighbor didn't want to intrude or to be bothered...  You know what they say about assuming things!
 
Anyway, back to the restaurant sources; these guys can be your best referral sources for years to come if you will take the first step and talk to them!!
 
Also, in addition to asking for referrals, make sure to give them plenty of your business cards too!  You can even write a note on the back to remind them "thanks for the referral!"

One last thought on this.  Remember that if you get any leads from this source, they are likely to be a better quality lead because they can afford to eat at a fine dining restaurant.  The finer the restaurant, the better!!

The tide is turning! - The buyers are back! Spread the Word.

 

The Buyers Are Back!

The 41% May home sales increase in the Northeastern US affirms what the experts say, that the housing market bottomed at the end of April.  The National Association of Realtors' (NAR) pending home sales index increased 5.2 percent in April.  It is the highest pending home sales index since October 2007.  The U.S. Census Bureau reported an 8.2 percent increase in overall housing starts for April.

Warren Buffet, respondents of the American Express Wealth in America survey and the Wall Street Journal (WSJ) all said, now is the time to buy.

Sharp home sales price reductions and reasonable mortgage rates have resulted in bargain hunters entering the market en masse, especially in areas that had double-digit price declines, said Lawrence Yun, chief economist for the NAR.

The WSJ said because the inventory of available housing is falling and should be around five months in the first quarter of '09, prices and sales should rise.

Here's a Hot Idea for You!

 

 It is soooo HOT!!  It is too hot to be outside unless you are in a pool and that gave me an idea for you.   Why not sponsor a "Customer Appreciation Pool Party"?  Just find a pool that would be appropriate and call several service providers to help sponsor it and send out invitations to all of your past clients from several years back.  Make sure to invite any current clients too!    This will be a great way to beat the heat and have a lot of fun too, networking with past customers, service providers and current clients.

  Talk your BIC into doing one for the whole office to really make this successful!  If you make it a big event, you can even promote it in your print ads and on the radio, etc., to help you draw in new prospects as well.  This will let the public know that your office has fun and they reward clients too.   At the party, you could have children and adult water games, music, volleyball and refreshments as well as a hotdog and hamburger cookout.  For offices that support my business, call me so I can help with this idea too.  I love pool parties, especially when it is 104 degrees outside like they are calling for this weekend!

How hot is it in NC? - Check this out.

I just heard a story that it is so hot that the suspension bridge going into Wrightsville Beach in Wilmington has expanded to the point that they have to cool it with water so it will open and close properly with the excessive temperatures.  They say this has happened with other bridges but never with this one.  What next?
