Here is some helpful information for your developers and for you in communicating with relocating retirees!  Survey results of 1800 responders from Washington, DC, NY, Chicago, Philadelphia, Fairfield CO CT, Morris CO NJ, Detroit and Boston of people and their thoughts about retiring from a survey I recently saw. 

Here's who made up the group and the states they ranked the highest.

Help save the downpayment assistance program. Write your congressmen.

Click here to write your congressman to save the DPA program.  I wrote to all the congressmen in my territory by changing the zipcodes I work in.  They do all the work for you.  Just pick the talking points they wrote or write your own.  I did some of both.

Click below and help save our industry and our economy.  These policitians don't have a clue what this pull-back is going to do to us.  With the winter slowdown coming up, this could not come at a worser time.  Over 50% of the buyers in the Carolinas I talk to are relying on this and we need to keep this option open!

Did you know that we can still offer 100% financing?  Well, we do if the sellers pay the 3% downpayment requirement for the buyers through a downpayment assistant grant.  But, this FHA loophole is on the chopping block so we need to act VERY FAST.  Apparently, this is still not fully decided yet, but let's not let this opportunity to sell this option get away.
 
With this, we only have until Oct 1st and since it takes 5 weeks to close a loan like this so that means our timeline is only 1 week left to register your prospects into this type of scenario with this on the chopping block.
 
That's right, only 1 week left to register new borrowers! 

So, let's get all those buyers in your pipeline and let's call everyone that we talked to over the last several weeks that were trying to buy a house with a Genesis, Nehemiah, AmeriDream, etc., grant and get them off them registered and closed before we lose this valuable option!  Otherwise, we are going to have to wait until they save 3.5% for an FHA loan starting Oct 1st.
 
When you do, make sure to mention the 1st time home owner tax credit of $7500 that they can get if they have not owed a home in over 3 years that will pay most of their 1st year's mortgage payments for the average home in our market.
 
How's that for a sense of urgency!

Are your antennas up? 
 
You know what life changing events are but are you listening for them and probing to find out about them from people you come in contact with?  When you do, this gives you a chance to bring up the $7500 1st-time buyer tax credit to them!  (I am pushing this!)

It also gives you the chance to talk about some really good home values in our market right now.

As a quick refresher, here are a few life changing events that can cause people to have to buy or sell a house soon.  These are the 'key words' that cause your antennas to stand straight up on your head...
  • Marriage
  • Girl Friend
  • Separation
  • Divorce
  • Funeral
  • Death
  • Birth
  • Baby
  • Kids all grown
  • Kids in college now
  • Empty Nester
  • New Job
  • Job Change
  • Downsizing
  • Plant Closing
  • Retirement
  • Assistant Living
  • Retirement Home
  • Continual Care Facility
Any of these key words needs some quick follow-up discussion with your realtor hat on to see if there is an opportunity to promote your real estate services.

When you do, mention that you would like them to talk to your mortgage advisor about their options to see what advice he can give about their status.  The sooner they talk to me, the sooner I can get them in a position to buy and get them excited about buying from you!

If they call me, I am going to be promoting you are their best option in working with a real estate agent too!

1st Time Homebuyer Tax Credit - Promote, promote, promote!

Are you promoting the $7500 1st time buyer tax credit yet?  I am telling you, this is our ticket out of the mess.  We need to push this as hard as we can and get everybody we know pushing it with us.  Tell everybody you know about this and call past clients and prospects too.  I am sure that 99.9% of them do not know about this and if you are the one telling them about it first, you are going to be the one that gets their business.  

I read somewhere recently that sales is providing a service that people want and marketing is getting them to know they want it.  Well, this is something that they will want if you promote it with your marketing!  Then, you are going to be selling more houses!

Think $7500 1st-time buyer tax credit!
 
Also, in honor of my brother's birthday today, had to mention the birthday ping idea to you again.  This is a great way to stay in touch with past clients.  Do like we do and call and sing happy birthday to them as a group.  It's fun and the birthday boy/girl is going to love you for it!

Rescue Bill - First Time Buyer's New Tax Incentive - Our time has come!

The new housing rescue's first-time buyer's $7500 tax credit is what we all need to be selling as hard as we can right now.  This feature is essentally a 15 year interest free loan, because it has to be paid back in 15 years, starting in year 2 , but it is the shot in the arm we all needed to break this housing recession.

Here's how I am promoting this:

  • I created a flyer that I am putting on the windshield of every apartment dweller in every apartment complex in my market explaining that now's the best time to buy a house; probably in the history of the country, especially for first-time buyers. This flyer explains the law and also, tells the basic requirements for getting approved and gives a comparison of monthly rent compared to the equivalent house they can afford.
  • I am going to help realtors in my market do the same and ask them to use my flyers and add their contact information in them.
  • I am going to try to get realtors that I serve to promote this as hard as they can in their advertising and promotions too.
  • I am going to put an ad in the local paper explaining the new law and the timing for people to take advantage of this.
  • I am going to call everyone I qualified for a loan that never bought anything over the last 2 years and tell them now's the time.
  • I am going to call past first time buyers that I helped buy a new home since April 9, 2008 to tell them the good news that they qualify and ask if they know anyone else that I should call to take advantage of this great news for a purchase up until Jul of 2009.

Considering that most of the 'better' buyers have been waiting on the sidelines for things to get better for the last several months, now's the time to promote that their waiting paid off and now they need to jump in.  If they wait around much longer, they are going to find out that they missed the "bottom" of the market because this new law is going to create more enthusiasm and more buyers which will cause the great housing values in the market right now to rise.

Did I miss anything?  Are you with me on this?  Let's get a ton of new buyers and turn this market around so we can make some money before Christmas!
