Sidewalk Prospecting!

You will love this!  While waiting to get into a real estate office last week (I was early), I struck up a conversation with someone walking by carrying some papers.  After some small talk, I asked her if she owned a home in the area...  Turns out she needed to refinance her home.
 
After some more small talk, she invited me into her office to take her application and now she is pre-approved, registered in a 30 yr fixed FHA loan and very happy!  Also, she put me in contact with another person in her office and they are going to call me too!
 
Moral of the story, ask questions to everyone you meet and you might get a referral!
 
Another moral, call me with your refi leads so we can make them happy too!  And, for realtors, we have special low rates like we have for active military personnel!  We love our Real Estate Agents!

I always make sure to carry business cards with me when I walk out of my office just in case I bump into somebody like you did.

great advice. i try to work into everyday conversation that I am a Realtor. You never know who you are talking to and there needs.

One of the advantages of working for the time being at Home Depot is I get to talk to a lot of flippers in the store. I constantly carry business cards and pass them out.
